Roofing contractors for Loudon County

Three TVA lakes touch Loudon County: Fort Loudoun, Tellico and Watts Bar. That adds up to a lot of shoreline, a lot of wind, and a lot of homes built after the dams went in.

Which codes office signs off

Outside the cities, Loudon County's Planning and Codes Enforcement Office inspects construction and keeps a 24-hour line for booking those inspections (Loudon County Planning and Codes).

The City of Loudon issues its own building permits through its codes enforcement office and works from the 2021 edition of the International Residential Code (City of Loudon). Lenoir City has a separate Codes Enforcement and Planning department with its own building inspection and permits desk (City of Lenoir City). Greenback is an incorporated town too.

The mailing address on a lake home can name any of these places, so we look up the parcel before we price.

What Loudon County roofs face

Fort Loudoun Dam crosses the Tennessee just above where the Little Tennessee joins it, and below the dam the river becomes Watts Bar Lake (Wikipedia). Tellico Dam, finished in 1979 near the mouth of the Little Tennessee, made Tellico Lake, and much of the land around it was sold for golf communities like Tellico Village and Rarity Bay (Wikipedia).

So most of the county's lake homes went up after 1979, and many are large and complicated: hips, tall gables, turrets and long valleys. Those roofs are reaching the age where a full replacement comes up. Wind off the water hits the rakes first, and a valley packed with oak leaves holds water under the shingles.

Away from the lakes, the farm country around Philadelphia and Greenback has older houses and barns, and a metal barn roof is its own kind of job.

Getting to you

I-75 cuts through the middle of the county, and US-321 and US-11 tie Lenoir City and Loudon to it. Tellico Village and the south shore are our far end, reached on TN-444 and US-411, and we group those visits when we can.

Start with a text: one photo of the roof from the yard and one of anything that looks wrong inside. Rain coming through a ceiling can't wait for a text, so call (865) 830-8126; the emergency line is open around the clock.

Common questions

Our Tellico Village roof has a lot of valleys. Does that change the price?

Yes. Each valley, hip and wall flashing adds labor and material, so a cut-up roof costs more per square than a plain gable of the same size. We measure the roof and list the line items so you can see where the money goes.

Who handles permits in Greenback?

Greenback is an incorporated town, so we check with the town first and the county second, and handle whichever office has the job. That happens before you get a price.

Will my HOA have a say in my roof?

In a lot of Knoxville-area subdivisions, yes. Many covenants set rules on shingle color and sometimes material, and the HOA wants its review form signed off before work starts. We'll fill in the manufacturer, line and color for the form, and material gets ordered only after the HOA says yes in writing.

Will the price change once you start?

Only for one thing nobody can see until the old roof is off: rotted decking. Your written price lists a cost per sheet up front, and only boards that are actually soft get replaced. Everything else on the price is fixed. If anything else came up, you'd decide before any work on it went ahead.
