Roof repair and replacement in Lenoir City

Lenoir City has grown fast for twenty years, and the river runs along its southern edge. Lakefront homes take wind off open water, and many roofs from the 2000s growth are close to 20 years old now.

Roofs from the growth years

Lenoir City grew by about a quarter in the 2000s, and the roofs that went on during that stretch are at or near 20 years old. That's the age when granules wash into the gutters, sealant strips stop holding in a strong gust, and the first leaks turn up around vents and chimneys.

Twenty isn't automatically the end. Some roofs that age have years left and need a few shingles and a replacement boot. An inspection tells you which kind you have, and if a repair is the better buy, we'll say so plainly.

Wind off Fort Loudoun Lake

Houses along the river and the lake catch wind straight across the water, with nothing to slow it down. Edges, rakes and ridge caps take it first. If your house faces the water, two things matter at replacement: the wind rating on the shingle, and how many nails hold each one down. Ask any roofer you talk to for both, in writing.

HOA review in the subdivisions

A lot of Lenoir City subdivisions have covenants that limit roof colors or materials. The architectural committee will want the brand and color of the shingle you've chosen. We put those details in writing for the form, and material isn't ordered until the committee signs off.

Common questions

Should I repair or replace a 20-year-old roof?

If the wear is in one spot, like a flashing or a few shingles that blew off, a repair usually makes sense. If the granules are gone across the whole roof and the shingles crack when you bend them, a repair buys a season or two at most. We'll tell you which one we see.

Does a lakefront house need a different shingle?

It needs the right version of one. Ask for a line sold with a high-wind rating, the nailing pattern the maker calls for in high wind, and starter strips along the eaves and rakes so the first row is sealed down.

Will my HOA have a say in my roof?

In a lot of Knoxville-area subdivisions, yes. Many covenants set rules on shingle color and sometimes material, and the HOA wants its review form signed off before work starts. We'll fill in the manufacturer, line and color for the form, and material gets ordered only after the HOA says yes in writing.

After a storm, should I call my insurance company or a roofer first?

Get a free inspection first. It tells you whether there's damage worth a claim. If there is, you file it with your insurer, since it's your claim, and we can document the damage, write a scope and meet the adjuster at the house. If there isn't, you've spent an hour and nothing else.
