Builder-grade roofs, coming of age
So many Hardin Valley houses went up in the same stretch of years that the roofs on a street tend to age together. Somewhere between 10 and 15 years, builder-grade shingles start to show it. Builder-grade means the entry-level line a builder buys in bulk. Granules collect in the gutters, a few tabs won't lie flat, and the sealant along the ridge gives up after a big wind.

Your first storm claim
If your roof has never been through a claim, start with a free inspection so you know whether there's storm damage worth filing. If a roofer knocks on your door the week after, you don't have to decide anything on the porch. According to WBIR, hailstones up to an inch and a half fell in Knox County on September 4, 2025. A bruise is a dark spot where the granules got knocked loose, and it can sit on the back slope for months before it leaks.
HOAs and permits
Many Hardin Valley subdivisions have HOA covenants, so plan on a color review before material is ordered. Hardin Valley is unincorporated, which means a permit, if your job needs one, comes from Knox County Codes rather than the city.

Common questions
My roof is 12 years old. Is it near the end?
Probably not, but it depends on the shingle and the attic. A good architectural shingle over a well-vented attic should have plenty left at 12. A builder-grade shingle over a hot attic may already be shedding granules. An inspection tells you which.
Will my HOA let me upgrade to a heavier shingle?
Reviews usually care about color and style more than grade. A heavier architectural line in a color on the approved list should be an easy yes, but get it in writing before material is ordered, and bring the shingle line and color name with you.
Will my HOA have a say in my roof?
In a lot of Knoxville-area subdivisions, yes. Many covenants set rules on shingle color and sometimes material, and the HOA wants its review form signed off before work starts. We'll fill in the manufacturer, line and color for the form, and material gets ordered only after the HOA says yes in writing.
Will my insurance pay for a replacement roof?
It depends on your policy and what caused the damage. Insurance generally covers sudden damage like hail or wind, and usually leaves out wear and age. Your insurer makes that call. What we can give your adjuster is clear, dated photos of the damage and a written scope, so the decision rests on good evidence.
