Free roof inspection

Not sure if you need a repair, a replacement or nothing at all? Start here. We check the roof, tell you what we find in plain English, and give you a written price if it needs work. It's free, with no obligation.

What we look at

  • Shingles: cracks, curling, missing granules, lifted tabs, hail bruises.
  • Flashing at chimneys, walls and skylights.
  • Pipe boots, vents and valleys, where most leaks start.
  • Gutters, fascia and the roof edge.
  • The attic, if there's access: water stains, daylight, and whether it can breathe.

What you get

A straight answer: fine for now, needs a repair, or time to replace. If there's work to do, a written price with each part on its own line. If there's storm damage, a plain read on whether it's worth calling your insurance company.

Where a drone helps

Most roofs we check from a ladder and on foot. Some are better seen from the air: a steep roof nobody should be walking, old slate or tile that cracks underfoot, or a big storm-damaged roof where every slope needs to be on record for the insurance company.

That's where a camera drone earns its keep. It gets close-up photos of every slope and every piece of flashing without anyone stepping on fragile shingles, and software like IMGING can measure the roof from those photos. When a roof calls for it, we bring in a drone and a certified pilot.

A drone doesn't replace hands. Soft decking, a broken seal or a leak we have to trace still needs someone up close.

How to book

Call, text a photo, or fill in four boxes, and we'll set a time that works. You don't need to be home for the outside check. If you want us in the attic, someone has to let us in.

Questions about the free inspection

Is the inspection really free?

Yes. There's no charge and nothing to sign. We check the shingles, the flashing, the pipe boots and valleys, and the gutters and roof edge, then tell you what we found in plain English. If the roof needs work, you get a written price. If it's fine, we'll say so.

Do I need to be home for the inspection?

Not for the outside check, as long as we can get into the yard. If you'd like the attic checked for water stains, daylight or poor airflow, someone has to let us in. If you can't be there, you'll still hear what we found, plus a written price if the roof needs work.

Do you use drones?

Sometimes. Most roofs we check from a ladder and on foot. A few are better seen from the air: a steep roof nobody should be walking, old slate or tile that cracks underfoot, or a large storm-damaged roof where each slope has to be on record for the insurance company. When a roof calls for it, we bring in a drone and a pilot who holds an FAA remote pilot certificate. A camera still can't feel soft decking or trace a leak, so those get checked up close.

Will you tell me if I don't need a new roof?

Yes. A straight answer is the point of a free look. If your roof is fine for now, we say so, point out anything worth watching over the next few years, and you keep the written notes. If it needs a repair, you get a price for the repair, not a replacement. Nothing to fix is a good answer, and you'll hear it from us when it's true.

What should I do before you come?

Not much. Unlock the gate if there is one, keep pets inside, and clear a path to the attic hatch if you want us to look up there. If you've seen a stain on a ceiling or shingles in the yard, tell us where when you book, or text a photo ahead of time so we know where to start.
