Roane County, TN

Roofing contractors for Roane County

Roane County is river country. The Clinch, the Emory and the Tennessee all meet around Kingston, and most of that water is Watts Bar Lake today. West of the lake, Walden Ridge rises toward the Cumberland Plateau.

County office, or a city's own

Roane County's Building Codes department handles permits and inspections in the unincorporated county, and it enforces the 2024 International Residential Code (Roane County Building Codes). The same page notes that a short-term rental needs an annual operating permit before it can be rented, which matters for lake cabins.

Rockwood runs its own building inspection office for plan review, permits and inspections inside the city (City of Rockwood). Kingston, Harriman and the Roane County side of Oak Ridge are cities as well. We confirm the office for your parcel before you see a price.

What Roane County roofs face

Kingston sits where the Clinch, Emory and Tennessee rivers come together, and those confluences are part of Watts Bar Lake (Wikipedia). Long reaches of water give wind a long run, and lakefront roofs here take it on the ridge and the rakes.

Harriman was founded in 1889 as a temperance town by the East Tennessee Land Company, inside an oxbow bend of the Emory River (Wikipedia). Its oldest houses date from that boom, with tall roofs, ornate gables and the layered repairs a century brings. Rockwood grew on iron: ore and coal mined on Walden Ridge were turned into pig iron there (Wikipedia).

Weather moving east off Walden Ridge reaches the west side of the county first, so Rockwood and Harriman roofs often see a storm before Kingston does.

Getting to you

I-40 crosses the county past Kingston and Harriman, US-70 runs alongside it, and TN-58 links Kingston with Oak Ridge. US-27 serves Rockwood and Harriman on the west side. That's our far end, so those inspections get scheduled alongside others out that way.

Text a couple of photos first and we can usually say whether it looks like a repair, a replacement or something to watch. Water coming in at night? Call (865) 830-8126, because emergency service doesn't keep office hours.

Common questions

My Harriman house has an old roof with fancy trim. Can you keep the look?

Usually. We match profile and color as closely as current shingle lines allow, protect the trim during tear-off, and replace rotted fascia or rake boards with matching profiles where they're still made. You see the options before anything is ordered.

Does my lake rental's roof need a permit in Roane County?

The rental permit and the building permit are separate things. The rental permit covers operating the cabin. Whether a re-roof needs a building permit is a question for the county codes office or your city, and we ask them for your address.

What if replacement shingles don't match the rest of my roof?

It happens a lot, because colors get discontinued and old shingles fade. For a repair, we find the closest match we can, and you can see a sample before it goes on. After a storm claim, ask your insurer in writing how your policy treats a roof that won't match.

Do you pull the permit?

Yes. Inside Knoxville city limits a re-roof needs a city building permit and an inspection after tear-off. Farragut, Maryville, Oak Ridge and the counties set their own rules; Farragut, for example, says a plain re-roof usually doesn't need one. We check the rule for your address and pull the permit when one is needed.
